SunCrest; the name itself conjures up images of dawn breaking over the Wasatch Mountains to the valleys below. Each day, the residents of SunCrest are served up vistas with breathtaking views to both the Salt Lake and Utah Valleys. According to Curt Dowdle, Director of Sales and Marketing, when people visit SunCrest for the first time, a frequent response are comments such as “Wow, I had no idea it would be so beautiful“..or “this is incredible, you can see both Valleys.“
Visionary local builders and developers have known for decades the potential of the Traverse Mountain provided, situated between the Salt Lake and Utah Valley, but the huge financial requirements and commitment necessary to develop the area precluded its development until a large national developer committed tens of millions of dollars to the challenge.“Just the road from Highland Drive in Draper to the Alpine Highway in Utah County required an investment of over seventeen million dollars,“ says Dowdle, and that‘s only a small part of the investment to date. There was not a dimes worth of tax-payer money in our road“ comments Dowdle. The entire Community presents Herculean commitments in planning, engineering and equity. Terrabrook, one of the nation‘s largest and leading developers of residential Master Planned Communities visualized the potential that the Traverse Mountain presented to accommodate the growth of the Wasatch Front and made a major commitment to this area. “Terrabrook is a unique company,“ comments Dowdle. “It creates superior residential environments, but does not build homes, it only develops home sites for local builders to acquire and do their versions of the American Dream for the local home-buyer.“
The builders at SunCrest fall into two categories; the Production Builders and Custom Builders. The Production Builders include those builders who buy a quantity of lots, establish model homes and staff them with their “in- house“ marketing people. The Custom Builders, on the other hand, are builders who are typically building individual custom homes as may have been designed by the consumer after buying an Estate Homesite at Suncrest.Currently SunCrest has eight Production Builders, including the leading Davis County Builder, Rainey Homes; the areas leading multi-family builder, Hamlet Homes; the Sandy based J & J & Sons Construction, locally owned Wasatch Homes, Gold Medallion Homes, and Alpine Homes. In addition, Gulbranson Communities specializes in the Carefree Maintenance Living and has broken ground on their breathtaking community overlooking Highland and Alpine. In addition, Utah County‘s largest homebuilder,Salisbury Homes is just putting the finishing touches on their new subdivisions improvements, with the first phase nearly sold.
Despite the fact that there are a diverse group of Home Builders and Home Buyers at SunCrest, they all conform to the SunCrest Convenants, Conditions and Restrictions(CC&R‘s) and Design Guidelines. “Our CC&R‘s and Design Guidelines serve a purpose“ relates Dowdle. If a person‘s idea of defining his status is having ATV‘s or a boat parked around his home, this is not the place for him; if someone wants to build a blue slump block home with pink roof tile; no, that would not be allowed as well. “We encourage people to read the CC&R‘s and design guidelines before buying at SunCrest. If they don‘t appreciate them, and can‘t live by those standards as specified, we would appreciate them buying in another area.“The residential environments created by Terrabrook at SunCrest have been widely accepted as evidenced by the sales successes. “Most of the Production Builders are limited in their production only by lot availabilities, not from lack of buyers,” laments Dowdle. The SunCrest staff is working diligently with the Draper City Planning Staff to bring on sufficient product for calendar 2006 to satiate the demand. There are scheduled to be several new subdivisions for the Production Builders in calendar 2006 and new areas of Estate Homesites for clients and builders in Deer Ridge. Another much anticipated event for 2006 is the construction of the SunCrest Club. After months of planning and design, Terrabrook will be breaking ground this month (weatherpermitting)on the SunCrest Club. This recreational facility will be available for SunCrest Residents and will include a large outdoor swimming pool with a lazy river, water slide,two hot-tubs, large deck area, two story recreatio n building, including meeting room,kitchens, weight rooms, showers, etc., a ice-skating rink(doubling for basketball courts in the summer), and sand Volley-Ball Courts.
